BUILDING BUDGET

When you plan to build a Villa in Bali, it is very important to know beforehand all the related expenses in order to estimate the total Budget. Besides the Land Purchase Price and the Villa Construction Price, there is also many other expenses to consider and that usually are not taken into account by the Client. Here we offer you the list of expenses that you may expect when you want to build a Villa in Bali:
  • 1. LAND PURCHASE:

For FREEHOLD: Land Price, Notary fee (generally 1-1.5% of sales price), Transfer of Certificate (around 1% of sales price), Transfer Taxes (5% of sales price to be paid by the buyer) and Nominee Annual Payment (if there is Nominee System, this payment is to be negotiated)

For LEASEHOLD: Land Price and Notary fee (generally 1-1.5% of sales price), Lease Taxes

  • 2. LAND SURVEY & TOPOGRAPHY:

This is recommended in order to define the land shape, size and most importantly the plot boundaries.

  • 3. SOIL INVESTIGATION:

This is required in some cases for the structural design (foundations) depending on the characteristics of the soil and the type of building.

  • 4. ARCHITECTURAL DESIGN:

Villa Concept, Floor plan, 2D Layout Plan, Technical Specifications and 3D Models (Exterior Views)

  • 5. CONSTRUCTION/MEP/CIVIL DRAWINGS:

Fulll set of construction drawings for construction purposes issued by the Contractor.

  • 6. PERMITS AND UTILITIES CONNECTIONS:

PLN Electricity Connection, PDAM Water Connection.

  • 7.IMB-BUILDING PERMIT
  • 8. VILLA CONSTRUCTION:

This is the total Construction Price of the Villa as it appears in the Construction Contract, including materials, workforce, company benefit and taxes. Payment is generally done in the form of an initial downpayment (before construction starts) followed by payment in stages according to the progress of works.

  • 9. TAXES AND OTHER EXPENSES;

Payment of BUILDING TAXES (PPN) With a value of 10% of the Construction Price, this is a one time tax payment.
The PROPERTY TAX (PBB) rate on land and buildings with a value between 0.1-0.2% of the assessed value for land and buildings, this tax is paid by the owner of the building annually.
Payment of BANJAR CONTRIBUTION. This fee is variable depending on the Banjar and type of Building, and it must be confirmed beforehand in terms of amount and schedule for payment (monthly, annually, etc...)
